Fort Worth & Beyond:
What's Really Happening
in Our Housing Market

A local expert's take on Parker & Tarrant County real estate — from Weatherford to Grapevine, Azle to Colleyville, and everywhere in between.

Fort Worth isn't just growing — it's transforming. New restaurants are opening faster than we can review them, Hollywood is literally filming on our streets, and the 2026 FIFA World Cup is turning the eyes of the world toward our backyard. All of that excitement has a very real effect on our housing market. Here's what you need to know if you're thinking about buying, selling, or simply wondering what your home is worth right now.

Parker & Tarrant Counties: The Numbers That Matter

The DFW metroplex continues to be one of the most resilient real estate markets in the country. While national headlines talk about affordability challenges, our local market tells a more nuanced — and frankly more exciting — story for both buyers and sellers.

What's driving our market right now? Three big forces: continued population growth as people relocate to North Texas from higher cost-of-living states, major infrastructure investment tied to the World Cup (transit upgrades, downtown revitalization, new developments), and a growing local economy with exciting new businesses putting down roots across both counties.

"Fort Worth recently moved into a new City Hall and is actively reinvesting in long-term city planning — a sign of a city that is thinking generationally about its future. That kind of civic investment protects and grows property values over time."

From Azle to Grapevine: A Market Snapshot of the Cities I Serve

I work across both Parker and Tarrant Counties — and each city has its own personality, price point, and opportunity. Here's my honest read on what's happening in each community right now:

⛰️ Azle, TX
Parker County

Healthcare is expanding here — Palm Primary Care just acquired two new clinics. Growing medical infrastructure signals a community on the rise. Great for buyers who want space without sacrificing access to services.

🏡 Aledo, TX
Parker County

One of the most sought-after school districts in the region. Home of Dayne's Craft BBQ — just named one of Texas' top 11 BBQ joints. Community events like the Spring Fling keep this town special. High demand, strong values.

🤠 Weatherford, TX
Parker County

The "Cutting Horse Capital of the World" offers a unique blend of small-town Texas charm and modern living. Xeriscape landscaping trends are picking up here — smart for our Texas climate and a great investment for resale.

🌊 Springtown, TX
Parker County

Affordability meets acreage. Springtown is where buyers go when they want room to breathe without breaking the bank. I'm seeing increasing interest from buyers priced out of closer-in suburbs.

🌅 Benbrook, TX
Tarrant County

Lake Benbrook makes this one of the most underrated gems in Tarrant County. Close to Fort Worth proper, great outdoor lifestyle, and a quiet neighborhood feel. Strong demand from move-up buyers.

🏘️ Lake Worth, TX
Tarrant County

Lakefront living at attainable prices. The ISD is undergoing leadership changes — which creates both short-term noise and long-term opportunity for buyers who think strategically.

🎡 Lake Country, TX
Tarrant County

A hidden gem tucked along Eagle Mountain Lake. Quiet, community-oriented, and increasingly popular with buyers who want a lakeside lifestyle without the Weatherford commute.

🏫 Saginaw, TX
Tarrant County

Eagle Mountain-Saginaw ISD students are shining — and that matters to families. Great community feel, solid values, and proximity to both Fort Worth and Alliance make this one of my favorite recommendations for growing families.

✈️ Hurst, TX
Tarrant County

The HEB (Hurst-Euless-Bedford) corridor offers incredible value for professionals who need DFW Airport access. I recently closed a buyer here — the market is competitive but very livable.

🌟 Euless, TX
Tarrant County

Diverse, convenient, and chronically undervalued relative to its location. DFW Airport proximity gives this city a permanent economic anchor. Great for first-time buyers and investors alike.

🏆 Bedford, TX
Tarrant County

Established neighborhoods, great schools, and a central location that can't be beaten. Bedford tends to attract buyers who've done their homework — and they're right to love it here.

🍇 Grapevine, TX
Tarrant County

Historic Main Street, Lake Grapevine, and some of the best restaurants in the Metroplex. This city commands a premium — and rightfully so. Strong equity appreciation and a lifestyle you genuinely love.

💎 Colleyville, TX
Tarrant County

One of DFW's most prestigious zip codes. Luxury market, top-rated schools, private community feel. Inventory is tight and buyers are serious. If you're thinking about selling here, right now is a great time.

🏙️ North Richland Hills, TX
Tarrant County

NRH is having a moment. Walkable Town Center development, strong community events, and prices that still represent value relative to neighboring cities. One of my top picks for first-time buyers right now.

🌳 Watauga, TX
Tarrant County

Affordable, friendly, and well-located. Watauga consistently delivers solid ROI for investors and first-time buyers. Down payment assistance programs work exceptionally well in this price range.

🔧 Haltom City, TX
Tarrant County

Quietly one of the best value plays in the entire Metroplex. Close-in location, improving infrastructure, and price points that make down payment assistance genuinely powerful here.

Every single one of these cities has something unique to offer — and every buyer's situation is different. If you want a personalized read on what's happening in your specific neighborhood or the community you're eyeing, I'm always happy to talk through it. That's exactly what I'm here for.

Why Fort Worth's Market Is Different From the National Narrative

You've probably heard the national real estate news — interest rates, affordability challenges, a cooling market. And while some of that applies here, our local market has several factors that set us apart:

🏗️ New Development & Neighborhood Investment

Fort Worth's Evans and Rosedale urban village revitalization just cleared a major funding hurdle, and 5 new acres near Central Meadowbrook are being converted into a walkable neighborhood park. New parks and urban investment consistently raise surrounding property values — this is the kind of civic investment that homeowners benefit from for years to come.

🏠 New Construction Options Are Growing

Mattamy Homes just broke ground on a brand new gated townhome community with 85 homes and private garages in the DFW area. New construction inventory gives buyers more options at a time when resale inventory can be tight — and creates opportunity for negotiation on price, upgrades, and even closing costs.

⚽ The World Cup Effect

Fort Worth and the broader DFW area are hosting 2026 FIFA World Cup matches — and the infrastructure investment that comes with that is significant. Transit upgrades, downtown improvements, hotel development, and international visibility all put upward pressure on our real estate market. Buying before a major international event like this is historically one of the better timing decisions a homeowner can make.

🎬 Cultural Momentum

Taylor Sheridan's "Lioness" is literally filming on University Drive right now. His Cattlemen's Steak House in the Stockyards is the hottest reservation in the city. Bronc's Tack Room is debuting in the Stockyards, Felina just opened in South Main, and DFW Airport is getting a new private terminal in June. This is a city on the rise — and that has a real effect on where people want to live and what they'll pay for it.

How I've Helped Buyers Purchase a Home
for Under $4,000 Out of Pocket

Yes, you read that right. And no, it's not a gimmick. In the last 6 months I've closed multiple transactions where my buyers brought less than $4,000 to the closing table — and in some cases, they actually walked away with money back at closing. Here's exactly how it works:

🏡
Home Price
$300K or under
💰
Down Payment
DPA Programs
🤝
Closing Costs
Seller Concessions
📊
Out of Pocket
< $4,000

The Three-Part Formula:
DPA + Concessions + Right Deal = Keys in Hand

This isn't magic — it's strategy. Here's the exact three-part approach:

  1. 1
Down Payment Assistance (DPA): Texas has excellent state and local programs — including through TSAHC, TDHCA, and various lender programs — that cover some or all of your down payment. Your lender and I work together to identify which programs you qualify for based on income, credit, and location.
  2. 2
Seller Concessions: We negotiate for the seller to cover your closing costs as part of the contract. In the right market conditions and the right deal, sellers are often willing to contribute 2–3% of the purchase price toward your closing costs. That alone can be $6,000–$9,000 covered on a $300K home.
  3. 3
Finding the Right Deal: This is where my market knowledge across Parker and Tarrant Counties becomes your advantage. I know which neighborhoods, which price points, and which sellers are most likely to play ball on concessions — and I negotiate hard on your behalf every single time.

Results vary by individual situation, market conditions, and program availability. I'm happy to walk through exactly what might be possible for YOUR specific situation — no pressure, just information.

Cities where I've seen this strategy work particularly well? Haltom City, Watauga, Lake Worth, North Richland Hills, Euless, and parts of Fort Worth proper — anywhere you can find a solid home at or under the $300K threshold. And with the right approach, that list is longer than most buyers expect.
